Industrial Epoxy Flooring in Passaic County
Paterson's mill-era industrial slabs are the hardest-working, hardest-prepped concrete in North Jersey.
Industrial Epoxy in Passaic County — what the job actually looks like
The Silk City still makes things, and the buildings it makes them in are a hundred years old. Paterson industrial slabs come to us oil-soaked, patched in three different eras, uneven, and frequently with no vapor barrier under them because nobody was installing one in 1915. None of that rules out a coating. It just means the prep is the majority of the job, and anyone quoting this floor without walking it is guessing.
We diamond-grind past the contamination to clean concrete, degrease and spot-treat what remains, and pull adhesion tests before committing to a system. Oil on the surface is cosmetic; oil that has migrated into the slab is the thing that actually breaks bonds, and testing is the only way to know which you have. From there it's high-build epoxy for general duty or urethane mortar where there's washdown, thermal cycling or aggressive chemistry.

Questions from Passaic County customers
Usually yes, but we prove it before we promise it. Grinding removes the contaminated surface layer, degreasing pulls what's left near the top, and then we run an adhesion test on the prepared slab rather than assuming. Deeply oil-saturated concrete occasionally needs a moisture-and-contamination-tolerant primer, and in rare cases a section has to be cut out and re-poured. You'll know which before you commit to the job.
Yes — phased installation is standard for us. We section the floor, work nights and weekends, and use fast-cure systems where turnaround matters. Many facilities never stop receiving while we work.
Usually urethane mortar (cementitious urethane) — it handles thermal shock from hot washdowns, tolerates organic acids, and meets USDA/FDA requirements. We'll spec it after seeing your washdown process and temperatures.
Five-star floors, five-star service
"They transformed our 30-year-old garage into an absolute showroom. The crew was meticulous — full grinding, crack repair, the works — and finished ahead of schedule. Two winters of salt later it still looks brand new."
"We did the metallic system in our finished basement and it's the first thing every guest comments on. It looks like polished marble. Worth every penny."
"Got three quotes and Jersey Elite was the only one that explained the prep — diamond grinding, moisture testing, the actual system. Floor went in over a weekend and the finish is flawless."
